Developers DM Development and Thompson Builders are spearheading the 360 5th Street project, which promises to bring hundreds of new housing units to the area.

This upcoming residential addition follows years of stagnation after a previous proposal stalled out in 2020. Local observers and future urban explorers traveling down from San Rafael will soon see a striking new architectural landmark taking shape.

The proposed development introduces a towering presence to the cityscape that will reshape the immediate urban fabric. It signals a robust renewed energy in downtown residential construction pipelines.

The ambitious development plan outlines a towering structure designed to maximize both aesthetic appeal and modern residential utility. Handel Architects crafted the exterior vision to honor regional industrial roots.

Standing 21 stories and 249 feet tall, the 320,150-square-foot structure will completely redefine the formerly empty site. The exterior design incorporates sophisticated bronze and champagne-tone metal panels, rich dark stone, and sleek aluminum-frame windows inspired by traditional craftsmanship.

Parking provisions within the ground floor include designated space for 55 cars and 158 bicycles, promoting multi-modal transit options. The overall composition balances heavy industrial-inspired materials with light-filled, modern interior spaces.

Apartment Mix and Affordability

Meeting diverse housing demands remains a primary focus for the development team through a carefully balanced apartment distribution. State incentive programs played a vital role in finalizing these community-focused residential numbers.

Utilizing Assembly Bill 1287 and the State Density Bonus Program, the developers secured a remarkable 100% density increase. The resulting 273 apartments feature a versatile unit mix consisting of 63 studios, 129 one-bedrooms, and 81 two-bedrooms.

Significantly, 42 of these total units will be strictly deed-restricted as affordable housing for households meeting specific area median income tiers. This integration ensures that the influx of new housing directly addresses broader socioeconomic needs within the region.

Lifestyle and Amenities

Beyond the residential units themselves, the project places a heavy emphasis on community wellness, shared productivity, and outdoor relaxation spaces. Future residents will have access to nearly 10,000 square feet of dedicated open-air environments.

Residents can unwind or socialize across 9,550 square feet of open space, which includes both a lush fourth-floor podium courtyard and an expansive rooftop deck. These elevated outdoor zones offer sweeping views of the surrounding urban landscape.

Indoor amenities further enhance the daily living experience by incorporating a state-of-the-art fitness room, a flexible community gathering space, and shared work and lounge areas. Construction on the long-awaited tower is tentatively expected to begin as early as next year.
