Financing the Lakeview Innovation Center

Forbright Bank recently closed a significant three-year, floating-rate financing package totaling approximately $49.8 million. This capital was secured by Los Angeles-based Alta West Partners for a premier property located in Ventura County.

The transaction was expertly coordinated through JLL Capital Markets on behalf of the property sponsor. Such robust financial backing highlights the ongoing demand for high-performing commercial assets in the state.

Asset Transformation and Amenities

Known as the Lakeview Innovation Center, the Class A asset spans an impressive 275,000 square feet across 22 acres. It features specialized office and laboratory spaces, dock-high loading capabilities, and an incredible 20,000 amps of electrical capacity.

Alta West originally acquired the campus back in September 2024 and repositioned it over a two-year period. Through targeted leasing and smart capital improvements, they managed to increase occupancy from a modest 50 percent up to full capacity.

These strategic efforts successfully generated more than a 170 percent growth in net operating income for the property. Prominent corporate tenants now occupying the park include Marvell, Laboratory Corporation of America, Rawlings Sporting Goods, and Anchor Loans.

Furthermore, the corporate park offers upscale amenities designed to attract top-tier talent in competitive industries. Workers enjoy access to an Equinox fitness center, a full-service café, a striking two-story atrium, a dedicated pickleball court, and round-the-clock security.
